Action Items - Maintenance Issues and Improvement Requests

Good progress has been made the past year with maintenance issues by the property management employees.  While there is still more work to be done, not everything can be done at once.  It is good to see that some requests that are years old have finally been implemented. For example:  the sign giving directions to the buildings. Many thanks to Norman, Eveline, and  Mike.

The Board has been less responsive. For example:  the request to rewrite and distribute the rules.   Perhaps this is because so few board members actually live at Oak Hill.  As of July 2010 only one board member lives at Oak Hill.

Do you feel that your suggestions and requests fall on deaf ears? This is your forum.   Action items should be submitted to the rental manager in writing.   Submit a copy of the request to the webmaster.

People who make suggestions deserve feedback regarding their suggestion. All reasonable suggestions should be considered.  If a suggestion is rejected, the reason should be stated. 

This website came out of my frustration regarding suggestions that seem to just drift into space.

 This is not the proper forum for complaints about other residents or employees. The webmaster will  filter items for display on this page.

Rules! Rules! Rules!

The Board finally did something about the rules.  Unfortunately they ignored the first cut that I wrote for them and the new rules are worse than the old. 

 I have written a 3 page document detailing my objections which include: stilted language, missing or unclear rules, lack of clear penalties.  I have also written a second cut at new rules.  Both documents will be presented to the Board. If you would like a copy please write to me.  Webmaster

We need to form a committee to work on the rules and pressure the board to do a good job. I believe that one of their big problems is that only one board member lives at Oak Hill.  If you are willing to volunteer please send e-mail to Webmaster.

Interestingly while the Board did little to help residents, they did manage to allow "Investment Owners" to use our facilities.  All the Board Members except one are "Investment Owners".   Sort of like Congress.  They don't have time to do the country's business, but they sure can get together and raise their salaries.

 

Signs Needed

Putting up signs is an easy thing to do.

Dumpsters are for Oak Hill Residents Only. 

We need signs that restrict the use of dumpsters to our residents at least in front of the Building #1 dumpster which is regularly used by non-residents too selfish to pay to get rid of their trash.   Building #3 also needs a sign.  These signs should say:

" Dumpsters for resident use only. 

 Trespassers will be prosecuted."

 

 

Lawns

Some of our lawns are in terrible shape.

Erosion Problems.

Right  This gulley has been cut by the heavy rains along Oak Hill Lane and as you can clearly see in the picture the edges of the road are breaking up. This will only get worse.

New Retaining Wall

Late this fall Mike rebuilt this retaining wall along the sidewalk going down to the tennis courts.  Great job Mike and thanks.

Curb on Oak Hill Lane Destroyed- Fixed

The curb on Oak Hill Lane was destroyed by the landscaper. Pieces of the curb are still under the leaves to the left and could be replaced and cemeted.

Tree Trimming - Tree Removal

This Oak Tree behind the carport on the clubhouse parking lot is scraping the roof.  Branches should be trimmed.  Do not destroy the tree.  Our trees are to be preserved not destroyed.

Tree branches that hit the street lights should be trimmed to protect the lights. This request is two years old.

On Oak Hill Lane down hill from Building #2 there is a dead tree which might hit one of the street lights when it falls. This tree is marked with an orange ribbon.  In general dead trees that will not hurt anything when they fall in the woods should not be cut down. This one is an exception.

Bushes are growing through the hand rail at the lower end of the steps to the tennis court.  Trim these shrubs back.  Fixed by volunteer not the landscapers.

Save Trees Buried in bark mulch

Some time ago some very expensive evergreen shrubs were planted to prevent erosion on both sides of the road near the stop sign on St. James Place.   The landscapers have buried these shrubs in bark mulch which may eventually kill them. The bark mulch should be raked off the shrubs.  The shrubs may benefit from an application of a fertilizer suitable for evergreen shrubs.

No tree benefits from having a cone of bark mulch around the trunk.  Rake the bark mulch back from the trees.

Perhaps it is time for a moratorium on bark mulch.  It is already 6" deep in some places.

What has happened here?  The back outside panel of the air conditioner has been removed exposing the inside of the air conditioner. 

I have been told that a new backing for this air conditioner has been ordered.  Please do not remove the back of the air conditioners.

Gutter detached from clubhouse roof over the pool deck.

Gutter is full of leaves.

Fix the Fence by Building #1 Dumpster

Over the winter the fence by the Building #1 dumpster was destroyed.  This fence needs to be replaced to deter driving on the lawn behind Building #1.  This was not fixed and now another section of fence has been destroyed.

Number the Light Poles

If the light poles were clearly numbered it would be easy for residents to reportage outages to the management office. 

This is such a simple request.  Why hasn't it been done?

 

 

Tennis Courts

The fence on one side of the tennis court behind Building 3 is leaning badly.  This needs to be fixed before it falls and destroys the asphalt of the tennis court.

Weeds and grass are growing in the cracks of the tennis court.  The court behind Building 6 has moss growing on the asphalt in the corner and needs to have leaves and debris removed.
