Reporting a
Maintenance Problem
Residents should report all
maintenance problems to the Rental Manager either by phone (603)
888- 6775 or in person, or by e-mail
oakhillnashua@hotmail.com
. The manager
should create a trouble ticket that is passed to the Maintenance
Manager. If your problem is general to the complex
i.e. lights out, exposed electrical wires, attic problems,
also send an e-mail to the
webmaster.
Storage Locker

Each of the
eleven residential buildings has an attic storage area
containing chicken wire storage bins. Each unit is
entitled to use
one of the these storage bins. Nothing may
be stored in the attic outside your storage bin.

Residents may
select any of the empty bins in the attic of the
building in which they live. Provide your own lock
and place a tag on the bin with your unit # and name.
Storage is at your own risk and chicken wire is easily
breached. The attic is not heated or air
conditioned.
Hazardous
materials must not be stored in the attic. This
includes: fluorescent light bulbs, oil-based paint, camp stove
gas, propane gas containers, automobile batteries,
explosives, ammunition, highly combustible materials. If you have any questions
about something you plan to store in the attic, please
ask the rental manager. Remember you and your loved ones
as well as all your neighbors will be living
below.
There is no
smoking allowed in the attic. Pets should not be
taken to the attic at any time. Remember to turn off the
light when you leave the area.
When you move out,
be sure to clean every thing out of your storage locker
and place unwanted items in the trash dumpster provided
for your building. |
Bicycle Room
Bicycle rooms are located in
all buildings except Building #2. Store your bicycle at
your own risk. Residents can request a key to the
appropriate bicycle room at the rental office. Place a tag
on your bicycle with your name, unit number and date. From
time to time the bicycle room will be inspected by management
and abandoned bicycles removed.
Be sure to lock the
bicycle room each time you take your bike in or out. Do not ride
your bike on the lawn.
Nothing but bicycles can
be stored in the bicycle room. Report anything else to the
office.
Laundry Room

Laundry rooms may be
used between 7AM and 9 PM |
For
every 12 residential units there is a laundry room with
two washers and two dryers. Laundry rooms are for
residents only.
Purchase a laundry
card at the office during office hours and use a credit
card (no AMEX) to charge your card
with up to $50 in credit. Note that the office is
usually closed on major holidays so be sure to charge
your card ahead of time. Machines do not accept cash.
Please follow all
posted rules for using the laundry and be sure to clean
the dryer filter after each use. Do not leave clothes
in the washer or dryer after the machine is finished.
If you do not come back and another tenant wants to use
the machine, you will find your clothes on top of the
machine.
Do not use these
residential machines to launder heavy rugs or blankets.
Take these items to a commercial laundromat. Do
not dye clothes in the washers or dry clean in the
dryers. |
Lock Out Service
Forget your key and end up
locked out of your apartment, take advantage of "Lock Out
Service". During regular office hours go to the rental
office with your identification and borrow a key. After
hours call the answering service (603) 888 6775. There is
a charge for after hours lock out service.

Charcoal Grills
Available
This shady picnic
area with two charcoal grills is available to
residents next to the clubhouse on a first
come first served basis. There is also a grill
between Building #3 and #2 although the picnic table
is no longer available in this area.
Bring your own charcoal and please use the available
garbage cans.

Snow Removal - New Hampshire is good
at it.
|
One of the great
advantages to living at Oak Hill is lying in bed early
on a snowy morning and hearing the plow guy in the
parking lot.
You need to do
your part. Early in the morning the plow guy will
clear the roadways and the road part of the parking lot.
About 9 A.M. after the working people have moved their
cars, he will start clearing parking spaces.
If you have extra
vehicles or did not go to work, you need to move your
car so your space can be cleared. You
may have to move your car to an unauthorized parking
space and remain with your car until a suitable
place is cleared. |
In the picture to the left, Building
#3 residents are doing the car shuffle as the plow guy works
on the spaces in the center of the lot. Notice two
cars parked in front of the carports. Drivers need to be
ready to move these cars as spaces become cleared.
Experienced residents should help new residents cope
with the car shuffle.
If you have an extra
vehicle you do not want to move, you can
park it in the first parking lot inside the gate. Come spring you can dig it out yourself.
Sidewalks will
probably not be cleared until later in the day. Be
very cautious until the walks are cleared and salted. Use the front doors until the back
walks are cleared. A box of salt inside the front door
can be used by building residents before the contractor
clears the walks.
Some time after
the snow ends, upper floor residents need to shovel off
their deck. You may keep a snow shovel on your deck for
this purpose. Do not allow your snow to fall on the deck
or patio below. |
Trash Removal and Other Waste Issues
Dumpsters are conveniently located near each building
for the collection of ordinary household garbage. Only
residents may use our dumpsters with the exception of
contractors working on the site. Unit owners who do not live on
the property are not entitled to use the dumpsters except when
cleaning out their unit.
We pay for trash
removal. It is not a service provided by the city. If you notice a non
resident using our trash dumpster get their license number, take
a picture and report the incident to the office. We must
watch for unauthorized persons using our dumpsters to discard
hazardous wastes or just to avoid a dump fee.
Hazardous materials
must not be put in the dumpster. Some
examples of materials that can not be placed in the
dumpster are: automobile batteries, fluorescent light
bulbs, chemicals, appliances, tires. Call the office to
find out how to discard these items.
Please do not throw Christmas Trees into the woods.
For several days after Christmas a special dumpster is
available for recycling trees. If you are too late
for the special dumpster, place the tree in a regular
dumpster.
If you live in
Building #3 please do not park in front of the dumpster
even for a little while. It is a big
garbage truck and if he can't safely navigate his way to
the dumpster, he just leaves without empting the trash.
In winter, if there is ice in front of the dumpster use
the sand provided to improve surface traction or
go to another dumpster.

Disposing of Large
Items
When you get new furniture or move you may need to
dispose of large items.
You may not
leave items outside the dumpster as this bad boy has
done. The contractor only takes what is in
the dumpster. You may be fined for leaving large items
outside the dumpster.
If you have many pieces to discard, talk to the office
about getting a truck to come and take them to the dump.
This will cost about $50.
When moving you
cannot leave unwanted items in the attic storage,
bicycle room, or outside the dumpster. You will be
fined and the fine deducted from your security deposit.

quality items to discard you may donate them to
Savers the Community Donations Center. |
Package Pickup Service
UPS, Federal Express, US Post
Office and
other courier services will deliver your packages to the office
if you are not home during the day. Pick up your packages
during regular office hours and be prepared to show some
identification.
If you have to pick up mail or packages at
the post office, remember the local office on Daniel Webster
does not have them. You will have to go to Exit 8.

Kitchen Ventilation Fans
Most units have either the
original hood and fan over the stove or if this has been
replaced with a microwave oven there is a fan on the bottom of
the microwave that sucks air from the stove top. These
fans are not vented to the outside. They only force
the stove air to the ceiling.
There is a second fan
located in the ceiling of the kitchen that is vented to the
outside. You can see these vents on the either end of the
outside of the building.
The ceiling fan is turned
on with a switch to one side of the stove. The ceiling
fan should be turned on whenever you are cooking.
This will reduce the dispersal of cooking odors in your
unit, the hall, and your neighbors apartments. You want to
smell your food. Your neighbors want to smell theirs.
Use the hood or
microwave fan with the ceiling fan to improve the efficiency of
the fans.
For the safety of you and
your neighbors never leave cooking food unattended on the
stove or in the oven.

Emergency Lights and Fire
Safety
Emergency lights such as the ones to the left are
located in the front and back halls on each floor and in
between the fire doors on the first floor. If the
building electricity goes out, these lights should come
on and facilitate finding your way out of the building.
Since these lights are battery operated, the light stays
on for up to two hours. For added safety keep a flash
light hanging on your door knob to grab in case of
emergency.
Tampering with
these lights or the fire alarm is against the law.
If you notice that
the emergency light outside your unit does not come on
when the electricity goes out, notify the rental office.
Always close your bedroom door at
night when you are sleeping. If a fire occurs in another
part of the building, the closed door will keep the
smoke and fire out your bedroom and give you a chance to
escape. |

Deck
Flowers and Other Ornaments
Residents may enjoy
fixing up their deck or patio with plants and other
ornaments. Make sure that when you water the
plants that the water does not drip down on your
neighbor below. After a rain, be sure to empty the
excess water that collects into a bucket and pour down
the drain inside the house rather than dumping on the
patio below.
Wind chimes are
very annoying. Bird feeders that dispense seeds or
suet make a mess on the deck below and are not allowed.

Do not hang
laundry or use the deck or patio for storage of
unsightly items such as: mops, coolers, tools,. Oak Hill is our home. Keep it
beautiful. At some point excess lawn ornaments become
unsightly. |

Pet Issues
What if your pet get
sprayed by a skunk?
There are skunks in the woods and they are sometimes seen prowling
the lawns at Oak Hill. Nocturnal feeders (night) they are seldom
seen in the daytime when they retreat to holes or burrows. A
properly leashed and controlled dog should not get into skunk trouble.
If your pet
gets sprayed use a fresh solution of Hydrogen peroxide, baking soda and
soap to bath the animal. You cannot make the solution up ahead of time,
but you can make sure you have the ingredients. Remember this is
most likely to happen in the evening. See Wikipedia for more information.
