Action Items - Maintenance
Issues and Improvement Requests
Good progress has been made the
past year with maintenance issues by the property management
employees. While there is still more work to be done, not everything can be done at once.
It is good to see that some requests that are years old have finally
been implemented. For example: the sign giving directions to the
buildings.
Many thanks to Norman, Eveline, and Mike.
The Board
has been less responsive. For example:
the request to rewrite and
distribute the rules. Perhaps this is because so few board members
actually live at Oak Hill. As of July 2010 only one board member
lives at Oak Hill.

People who make suggestions
deserve feedback regarding their suggestion. All reasonable
suggestions should be considered. If a suggestion is rejected,
the reason should be stated.
This is not the proper forum
for complaints about other residents or employees. The webmaster will
filter items for display on this page.

Revise and Distribute the Rules
Requested Spring 2009
Rules protect our property and the rights of
all residents to the quiet enjoyment of their property.
The Oak Hill Condominium
Rules have been copied by the webmaster and posted on the web
site. See Living Together.
Some of
the rules are not clear. Others are repetitive. From time to time additional
rules are posted in each building. When these notices are taken
down, new people do not know about these rules.
The swimming pool has several rule signs
which contradict each other. At what age is a young person
allowed to swim without an adult? 12, 14 ?
A person coming to the pool should not have to read
numerous signs to know the rules. There are pool rules
which are not on any of the signs.

The best way to get residents to comply
with the rules is to make the rules clear, concise and fair.
If people start off knowing exactly what is expected, they are
more willing to respect the rules. Enforcement takes
resources. Save money and conflict by reducing the
necessity for enforcement.
The webmaster submitted a rewrite of the
current rules to the board in the spring of 2009. No
response has been received. It is past time for the board to
address this issue.
In the mean
time please read the rules carefully and do your best to comply.

Improve Signage
Replacing existing signs and adding signs
is one of the cheapest of improvements that can be done. Some
places where the signs need to be added are.
The Path from Bay Ridge
Some signs at the front entrance
need to be replicated here as walkers, bikers, and even
motorcycles enter Oak Hill from this path. The path needs
dog rules, speed limits, no dumping signs.
Speed Limit
Since speeding continues to be a
serious problem. Replace the middle of the road "Slow" signs.
The number of children in the complex
continues to grow. Help keep them safe. |
Number the Light Poles

If the light poles were clearly numbered it
would be easy for residents to reportage outages to the
management office.
This is such a simple request. Why
hasn't it been done? |

Bus Stop Bench
Suggestion May 2008 at owners meeting. No response received.
Oak Hill is very lucky to have a bus stop
near
the entrance. Nashua has very good bus service for a
medium sized town. The bus from here goes directly to the
Royal Ridge Mall, Market Basket, Pheasant Lane Mall.
Then it turns toward town and passes several automobile service
centers. This is handy when you need to leave your car for
service. The bus goes on to the transportation center in
downtown Nashua and returns via Dunstable Road.
A bench at the bus stop would be a welcome addition.
It really doesn't have to be a bench, a large flat topped rock
would be fine. This shot looks east on Spitbrook Road. The
bench need not be placed near the bus stop. It could be up
near the Oak Hill sign from which you can the bus coming down
Spitbrook Road.
We also need a bench on the other side of the
road for the school bus stop.
This too is a simple and most reasonable
request. Why hasn't it been done? |

As you may have noticed we have
eliminated the steps leading from the back of the building to the tennis
court, pool, and clubhouse.
The steps have been in need of
repair for some time but after receiving a proposal to replace them we
have determined that the cost is prohibitive given other needs at the
property.
Residents are encouraged to
access the pool, tennis courts, and clubhouse from the clubhouse as the
walkway from the rear of your building to the facilities will not be
maintained.
